5 Tips for Preparing Your Home for the Real Estate Market

Preparing Your Home for the Real Estate Market

Homebuyers can be picky and rightfully so. They are making a costly investment by purchasing a home that they will likely live in for many years. Buyers want to eliminate any risks and potential buyer’s remorse. For this reason, sellers must view their home from the point-of-view of the buyer and make improvements accordingly. Even minor changes can go a long way when preparing a home to be listed on the real estate market. Here are five tips to assure your home is show-ready before homebuyers look at it.

– Maximize Curb Appeal

The exterior of your home is the first thing buyers will see. It is the first impression of the house and has the power to turn buyers away before they even step foot inside. Making improvements to the landscape is guaranteed to add value to your home.

Enhancing curb appeal includes regular maintenance as well. Sprucing up the outside of the home consists of cleaning gutters, trimming low-hanging branches, and power-washing the siding. The home may even need a fresh coat of paint if the siding is chipped or dull from the weather. Mowing the lawn, weeding, and planting seasonal flowers and other plants will make the home look well maintained.
In addition to keeping up with yard work, the entrance to your home needs to appear inviting. You can give your front door a facelift with a fresh coat of paint and new welcome mat. If you have a porch, consider flowerpots or a bench swing to add even more curb appeal.

– Make Any Repairs

Ideally, you have been making repairs within the home as they appear. However, we all have busy lives, so sometimes that crack in the wall or broken tile gets pushed down the list of priorities until we become so used to it, we don’t even see it anymore. Before listing your home on the market, repairing any breaks, cracks, or tears is a must.

Some home repairs are easy fixes, but others can be costly and require experts. For example, a faulty air conditioning unit, leaking roof, or cracked foundation can cost thousands of dollars. Some repairs are hidden, and homeowners may not be aware that these improvements need to be made. Any hidden repairs will come up during the inspection before the sale closes.

– Renovate and Update Outdated Features

Houses can withstand decades of wear and tear, especially with proper upkeep. However, one visible sign of the home’s age is the interior features and décor. Outdated features, wall colors, and appliances are just a few areas that may need renovating.

An entirely renovated and updated home will always sell faster than one that needs only small changes, but unfortunately, home renovations are expensive. Luckily, even minor touch-ups can go along way. For example, replacing fixtures, faucets, and hinges in an outdated kitchen will help it look more modern.

Every homeowner has a different taste, and this is revealed through the home’s wall color. However, bright colors can be distracting and turn off buyers. Neutral wall colors are the safest bet when selling your home.

– Clean and Organize

Before you list or show your home, you should clean and organize every room, closet, and drawer. Dirty and unclean rooms are yet another thing that will drive away buyers. You should give your home an in-depth cleaning, making sure all corners of the home are free of dust and all surfaces disinfected. Cleaning every surface of a home is a lot of work, so using a professional cleaning service will assure your home is in tip-top shape.

Decluttering and organizing will allow buyers to see your home and imagine what their things will look like in the space. Buyers will open closets, cabinets, and drawers so you will want to organize these areas as well. If you have a big family with a lot of things, a storage unit is a great place to house these items during the selling and moving process.

All homes will have both good and bad smells, but during a home showing, eliminating bad odors is more crucial than ever. Cleaning your home will help this, but you can go the extra mile by lighting a candle or baking cookies.

– Stage the Home for Showings

Once everything in your home is clean and organized, it is time to stage! When it comes to preparing your home for a showing or an open house, simple décor is always best. Getting rid of bulky furniture and exotic prints has the same effect on the home as neutral wall colors. Simplicity will give buyers the chance to imagine their furniture and belongings in each room. In addition to décor, getting rid of personal items, including family photos, will further declutter the space.

Let in natural light by opening all the windows to make the space appear bright and cheery. Give your kitchen counters one more wipe down and fluff the pillows, and your home is ready for even the pickiest homebuyers.

  • – Alternative Options

Most of these changes and repairs are expensive and time-consuming. If you are on a time crunch to get your home sold, there are less traditional selling methods. Working with a real estate investment firm minimizes the necessary work of the homeowner. Investors will make a cash offer to any home and will not demand any changes or repairs. This option is favorable for homeowners facing foreclosure or simply need to relocate quickly because they are able to close within a week. Whichever method you choose, you should know all the steps that go into preparing your home for the real estate market so that you can make the best choice for you and your family.

Often times families choose to remodel their current home because there are too many holes to jump through for another loan or perhaps a new home purchase isn’t in the budget. Remodeling saves you more money in the long run than purchasing a larger home.

Maintaining Safety

As your home ages, so do the frame and other parts of your home. Many homeowners opt to remodel their home because the home is an older home that requires more maintenance. Even if you have a brand new home, chances are you will need to remodel from time to time to curb the issues that arise from a shifting home during inclement weather conditions.

Going Green

Often time’s families will opt to remodel their home because they want to make their home more eco-friendly. There are many small steps a homeowner can take to remodel their home to be greener. Whether you’re looking to add solar panels or switch to energy efficient appliances, there are many remodeling jobs families take on to go green.

5 Ways to Improve the Exterior of Your Home

Improve the Exterior of Your Home

Does your home’s exterior look dull and drab? You aren’t alone. Many homeowners have expressed that they are tired of the way that their home looks, and the lack of curb appeal can make spending time outdoors less than appealing. However, there are so many easy ways to update the way your home looks.

Become the envy of the neighborhood with a new look for your home’s exterior. Here are five ways that you can improve the exterior of your home.

1. Replace Siding

New siding can completely makeover your whole home. A new style or color can change things up. If your siding is starting to look sad, then you may want to consider a full siding replacement. You can pick out whatever style you want, and have the siding professionally installed so that it looks perfect. You could also add trim and other options to really change up the appearance of your home.

If you don’t need new siding right now, you can always power wash siding to make sure it is clean and repaint in any areas where paint has chipped or faded. This is a great option if all new siding isn’t really in the budget for a while. If your home is really dirty, you can even use soap on the siding to help remove years of gunk and dirt.

2. Clean and Cover Your Gutters

It is no surprise that dirty gutters can quickly ruin the curb appeal of your home. To make the exterior of your home look nicer, you can clean both the inside and outside of the gutters. Getting your gutters looking nice might take a bit of time and energy, but your home will look so much better with clean gutters.

To prevent the need for future gutter clearing, you can invest in gutter covers. Gutter covers prevent debris from piling up in your gutters, which not only makes your home look nicer but also prevents clogs and other issues down the road.

3. Maintain Your Lawn

Green grass really does make a property look nice. Even if you don’t have much of a yard, simply having green grass can improve curb appeal dramatically. Keep your lawn looking its best by clearing debris and leaves off of the grass and pulling out any weeds that sprout up. If you live in a place where grass doesn’t tend to survive, you could consider alternatives like artificial turf or shrub beds.

If you are missing a little color, you can also do a little landscaping to add flowers, shrubs, and even trees. You don’t need a full garden to really change the way the front of your home looks. You can use planters, window boxes, or create a little space by the front entry to put bushes and flowers for a little more color and greenery.

4. Paint Your Front Door

One of the most popular home trends right now is a bold front door, especially on homes that are painted in otherwise neutral colors. If you are looking for a quick and easy way to improve the appearance of your home, this might be the project for you. Even for beginners, painting a door is pretty easy, and it doesn’t cost a whole lot. Before you paint the whole door, you might want to look at a variety of color swatches to make sure that the final product will look nice. If you want to stand out from the rest of your neighbors, walk around to see what colors other doors in your neighborhood are painted.

5. Add Décor to the Front of Your Home

To make your home look especially inviting, you can add some décor to your porch or around the front door. Wreaths are a great way to add a little beauty to the front of your home, or you can place chairs and other furniture in front of your house. You might also want to consider a cute welcome mat for in front of your door. You can find outdoor décor at so many different places, so you can shop around and see what kinds of items you are drawn to before you start decorating.

Will these ideas help you spruce up your front yard? With these five easy ways to improve the outside of your home, you might soon be the envy of your neighborhood.

Nectar Mattress Unboxing and Review

Sleep is crucial, right?  Everyone agrees to that.  That’s why the mattress industry is as large as it is…and why we have four mattress stores in our town that are within sight distance of each other.  The industry is huge!  Have you heard of the new craze in mattresses?  Online mattress ordering, delivered right to your door with a money-back guarantee.  We tried this process recently and we loved it.

Let me back up a little bit, since January we’ve been working on fixing up the downstairs of our house.  If you’re a regular follower of my blog you know that we bought this house almost two years ago and it was decorated in the best 70’s decor possible.  We’ve since gutted and redone most of the upstairs but the downstairs has been untouched.  We’ve tackled the homeschool room and now we’re on to the guest bedroom downstairs.  The room is a good space but it lacked a bed, decor, and it boasted of two different colors of paneling. 🙂  We’ve added window treatments, a rug, and we’re working on the decor.  Nectar helped us with the most important aspect of a guest bedroom, the bed.  They gave us a mattress to review and we couldn’t be happier with it.

I’ll tell you every step of the unpacking process so you won’t have to wonder at all about it.  If you’re still hesitant know that they offer free shipping and free returns.  They have a marvelous 365 night home trial!  Wondering about their warranty?  They have what they call a “forever warranty.”  It doesn’t get any better than that!

The mattress arrived quickly after we had ordered it.  The mailman delivered it to my door just like this.  It is very heavy but being in a bag it was easy to pull it/roll it to where I wanted it till my husband came home.  He wanted to open it with me and we opened it as soon as he came home in the evening so please forgive my dark pictures.  (Notice, the two kinds of paneling?  We’ll paint them soon!)

Nectar mattress delivery

After we untied the drawstring on the blue bag and slid it out we found a large duffel bag covering the mattress.  I think we’ll keep the blue drawstring bag to store my kid’s ball pit balls.

Nectar Mattress Unboxing

After we unzipped the duffel bag we uncovered the tightly wrapped mattress.  Here comes the fun part!

Rolled Nectar Mattress

Can you see how thick the plastic is?  It’s thick!

Packaged Nectar Mattress

After we carefully cut that thick layer open with scissors, we unrolled the mattress and found a Nectar envelope opener.  This made removing the last layer of plastic a breeze.  We wouldn’t have wanted to cut the mattress by accident.  I thought this was a great idea and was pleasantly surprised to see it included.  How thoughtful!

Nectar Mattress Opener

See how vacuum packed it is?

Nectar Mattress Inflating

Here are the pillows beginning to inflate along with the mattress.

Nectar Mattress and Pillow
We let the mattress air out a full day before laying on it even though they assured us that the fumes the mattress put off were safe.  Look how plush it is.  It really is the right amount of support.  It’s not too hard or too soft.

Nectar Mattress

The pillows are amazing!  I was needing a new pillow so I think I’m going to steal one off of our guest bed.  My daughter is trying to take claim of the other one although I’m not sure my husband is going to let her. 🙂  My husband loves the bed and is wanting to stay in the guest room to sleep.  I think we might have to replace our bed too!  Which, now that I think about it, my daughter would like because that would mean two more pillows.

Girl on Nectar Bed
My kids have loved hanging out on the mattress, even before the sheets were on.  It is the comfiest place in the house!

Boy on bed with toy football

It is a great place for day dreaming.

Girl on Nectar Mattress

It’s the perfect height for us and it goes with so many bed frames.  Adjustable, platform, floor, box spring, traditional, divan, you name it!  Because we didn’t have a mattress in here previously we had to go shopping for a box spring and it was not a fun experience.  The prices varied so much and driving somewhere, borrowing a trailer, and hauling it home wasn’t very fun.  If I could do it over again I would have ordered a box spring online somewhere.  That experience made me so thankful for the ability to order a mattress online.  Going from store to store, matching prices, dealing with less than friendly/knowledgeable employees, and laying on mattresses in public that who knows how many peole have laid on before you.  Yes, I think ordering mattresses online is the way to go.

Nectar Mattress Height

If you’re in the market for a new mattress, don’t lose sleep over trying to pick a brand, try out the Nectar brand!  With free shipping, free returns, and a 365 night trial, there’s nothing to lose!

Hide TV Cords with Legrand In-Wall Power Kit From Best Buy

The reviewer has been compensated in the form of a Best Buy Gift Card and/or received the product/service at a reduced price or for free.

Legrand in wall kit

If you’ve followed my blog for a while you know that we moved last year and we’re still making this home our own.  We’ve moved walls, redone the floors, painted and painted and painted everything, and we’re currently working on adding trim to the baseboards.  One of the projects on my husband’s to-do list is to install our TV on the wall.  Currently, it’s setting alone on the TV stand.  While it does have suction cups on the bottom of it I still worry that something could happen and it fall on one of the children.  Ugh, I don’t think I could live with that.  That’s why I’m glad Best Buy emailed me about the Legrand In-Wall Power Kit.  It houses the cords in the wall so they won’t be dangling down.  Doesn’t that sound amazing!?  It’s like it’s just floating there on the wall.

I responded to Best Buy before consulting with my husband and as it turns out that that wall we built, where the TV will one day live, is made with extra dry wall and super thick sound proofing insulation.  That won’t be a problem, but we’ll just have to wiggle the insulation around to feed the tube and that seems like a project that’s going to require my husband’s assistance.  Any project that requires me to think and I can’t just follow step by step instructions isn’t a project for me when the kids are around.  I don’t have good problem solving skills with little ones running around me. 🙂  This should be an easy peasy project for my husband once he gets the time off from work to do it.

The Legrand In-Wall Power Kit Includes:

  • Power grommets, 54″ power harness, 6′ power cord, fish tape
  • Hole saw, hole saw handle

Here’s the step by step instructions:

  • –  Before you do anything measure your TV plug width.  This is designed for most TV plugs up to 1.13″ wide.  By the way, this casing is paintable for a perfectly customized look. I just love that!
  • –  Then you’ll want to locate where your electrical cords are located and avoid those.
  • –  Next, cut a hole in your drywall where you want the TV to go.  The Legrand In-Wall Power Kit comes with a tool to cut the perfect hole.  No worries there!  If you’re drilling into a wall with insulation, simply move it to the side when you insert the wires.
  • –  Cut the hole where you want the power cord to go below.
  • –  Once you have the hole cut you can feed the cord through the top hole to the lower hole with the power plugin. The Legrand In-Wall Power Kit comes with a hook that you can feed up from the bottom hole to pull the power cord down in the right place.
  • –  All that’s left to do is to screw in the front plate it puts tabs along the side of it to hold it onto the wall. This will hold it in securely so you don’t have to worry about it falling out or being pulled out.

Legrand Flat Screen TV Kit

I hope that helps give you an idea of how to install it but here’s a video from Best Buy that will show you exactly how easy it is to install the Legrand In-Wall TV Power Kit.  I’ll come back and give you an update once our TV is on the wall.

If TV cords have been driving you insane or you’re worried about a tipping TV, head over to your local Best Buy and pick up the Legrand In-Wall TV kit! You can also find out more info and order it on BestBuy.com.

Home Decorating With Pantone’s Color of the Year – Greenery

It’s already 2017 (can you believe it?) and the ICYMI has recently named “Greenery” the official Color of the Year.  What do you think of the new color?  It seems to be catching on and making it’s way into beauty, fashion and into, my favorite area, home décor.

The director of the Pantone Color Institute, Leatrice Eiseman says,”The tangy yellow-green speaks to our desire to express, explore, experiment and reinvent, imparting a sense of buoyancy.”  While I think it’s a fun color worthy of playing around with it’s not something I want to deck my house out in.  I just got rid of a bathroom set and stove that had a very similar green color to them.  Actually, come to think of it, our homeschool room/office already has carpet that’s this color.  Does it still count as stylish if it’s from the 70s?  Well, anyway, I’m here to share a few ways you can add a fun pop of color with Pantone’s new greenery.  This post contains some affiliate links.

Olympic Stain Tour & Lowes Giveaway!

If you’re anything like me, the day you finally decide to stain the deck is also the day the weather man was wrong. You walk outside, gather your supplies, open up the can of stain, and…. drip drop, it starts raining. The next day it’s too hot and humid. You push the stain to the back of your mind and focus on the kids and events you have going on, until one day you finally decide that deck is getting finished. But now it’s 40 degrees outside! These situations are exactly what the OLYMPIC Paints & Stains WEATHER-READY Truck Tour will help you handle with ease.

Olympic Stain

The WEATHER-READY Truck Tour will be traveling to Lowe’s stores in 21 cities across the Midwest. Along with a unique and educational home-improvement experience, the tour will allow you to be part of a Guinness World Record for the largest paintbrush mosaic!

As part of the OLYMPIC Paints & Stains event, visiting DIY-ers will experience three weather scenarios, and be equipped with the knowledge to overcome each of them. In the wet environment, you’ll get to put on a rain slicker and see how OLYMPIC Maximum stain can be applied to and penetrate damp wood. Now that rainy day won’t stop your plans!

Olympic Blue Chair

Perhaps you didn’t want to work in the rain anyways. The hot environment simulation will give you a chance to see stain applied in warmer temperatures than typical stain. You’ll also get to use oversized adirondack chairs to view participants adding their paintbrushes from the day to the mosaic, working toward that Guinness World Record! And finally, for those cold days, an OLYMPIC brand ambassador will equip you with the knowledge you need to be able to apply stain in temperatures as low as 35 degrees. Tips to Survive a Renovation

This is a sponsored post written by me on behalf of Brita Universal Jug Cooler Filtration System for IZEA. All opinions are 100% mine.

Tips to Survive a Renovation

I’m currently undergoing a kitchen renovation.  When will it end you ask?  I don’t honestly know.  We haven’t even ordered our cabinets yet!  I’m hoping to be in and settled in a few months but in the mean time I want to share a few renovation survival tips I’ve picked up along the way.  If you have any you’d like to add to my list please share in the comments!  I need all the help I can manage right now! 🙂

1. Say so long to your garage

Our garage has certainly became a workshop, lumber storage yard, assembly station, and warehouse for old appliances.  While this might not be the case for you, prepare yourself that it might be a possibility.  Everything in there will be covered with dust, drywall dust, sawdust, dusty dust.  If you have anything that you want spared dust you should probably move it out before your renovation begins.

2.  Lower your food expectations

While you don’t have to succumb to eating fast food every meal of the day, it’s good to remind yourself that take and bake pizzas are okay right now.  A store prepared chicken pot pie is better than a fried meal in a bag.  Sandwiches, cereal, fruit, nuts and yogurt provide easy nourishment.

3.  Set up a make shift kitchen

You may not be cooking up Master Chef worthy dishes here but it’s nice to set up a simple “kitchen” some place.  Our kitchen of sorts consists of a toaster oven, microwave (see picture above), and a wok on a hot plate.  I’m going to add a Keurig to the mix tomorrow.  We’re eating off of paper plates and using plastic cups and cutler to save on the amount of dishes we have to wash.

4. Be kind

Renovations are rough on everyone, the wallet, the ones renovating, the ones watching and supervising, and especially the kids.  While noises and strange smells will happen, interruptions in power and water will happen, and even *gasp* interruptions to the internet it will be okay.  Relax, take a deep breath, and try to roll with the punches.  This is a temporary and tense phase that will pass.  Give each other the benefit of the doubt and try to always be kinder than you feel like being.

5. Stay hydrated

It probably comes as no surprise but the busier people are the more likely they are to not take care of themselves.  Drink, drink, drink.  Don’t forget to drink as you’re working.  You’ll have more energy and feel better….and if you feel better you’re more likely to be kind to those around you (which is point #4).  We love the Coleman cooler that has a Brita filter in it (the Brita Jug Filter system also includes attachments for Igloo and Rubbermaid jug coolers)!  It’s so nice to have filtered water available outside without the hassle of tracking extra mud and dust inside to get to the fridge.  The cooler eliminates the bulk water bottle waste, makes it easy to filter large amounts of water, and it makes regular old tap water just taste better!  It comes with reminder tags to replace the filters every 2 months.  To buy your own and Be a Brita Hero to your family visit HomeDepot.com.

Brita is hosting a #H20Hero contest where they’re promoting the Brita filter as the unsung hydration “hero” and are giving folks a chance to win a prize.  You can go and vote for the finalists in the contest now.Brita Cooler

6. Have a plan for pets

Last but not least, have a plan for Fido.  Find a place somewhere that’s safe for your pets to be that’s out of the way and away from harmful things they might eat.  A crate may be needed or maybe a kind neighbor would let them run in their backyard when a lot of noisy construction is taking place.
